Buyers - useful tips before you move in the property.
Before moving the furniture or any other items into your new home, it’s important to make sure that everything is as it should be and as previously stated in any closing contracts. If buyer's sales agent didn't offer a walk through prior to closing or after inspections there might have been a list of repairs and this may be the first time buyers seen the house empty. Notate anything not notice previously. Check all sockets, appliances and other things that sellers included with sale. Make sure everything is in working order and/or as stated in contract. Look around for damage. Make very descriptive notes of any visual damage or concerns you may have to be discussed with whomever you're dealing with. Have these notes ready before moving any items in so that problems that arise can be remedied as soon as possible.
When doing your preview through the new home, you should also ensure that all appliances, central air/heating are working correctly and have all manuals in a place where they are easily accessible. These manuals will save you a lot of frustration in the long run. Buyers should keep a close note of what & where the electricity, water and gas stopcocks (an externally operated valve regulating the flow of a liquid or gas through a pipe) are. The next step along with measurements should of been done prior to signing any contracts. Move in day, there is a clearer picture for furniture placement in the house, how to get your furniture up any stairs, through the doors in different rooms or even just into the house.
